Residential Lending
Nodaway Valley Bank originates residential real estate loans for construction, purchase or re-finance, secured by a first lien on the property. Borrowers have the option of obtaining a fixed rate long-term loan or an adjustable rate mortgage (ARM). Fixed rates loans are typically sold to other investors through the secondary market, while adjustable rate loans may be retained for the bank's portfolio. Bank-retained loans typically have lower closing costs. You will be furnished a summary of the estimated closing costs in order to compare loans.
Fixed rate mortgages offer "peace of mind" that neither the interest rate, nor payments will change over the life of the loan. Adjustable rate mortgages can be structured with lower monthly payments at the start of the term, but the interest rate may change over the life of the loan.

Refinancing
Sometimes, it makes economic sense to refinance an existing mortgage in order to consolidate debt or take advantage of a lower interest rate. Our lending staff can calculate which type of loan program best suits your circumstances.
Construction and "Bridge" Loans
Nodaway Valley Bank makes "interim" loans for construction of a new home, and provides "bridge" financing on the purchase of a new home until an existing home can be sold.

Application Checklist
You can speed the application process by bringing the following information with you when applying for a mortgage loan:
- Copies of most recent pay stubs and tax withholding forms for all applicants
- Copies of most recent bank statements for all open accounts
- Copies of most recent investment/retirement fund statements for all accounts
- If purchase transaction, a copy of the contract
- If rental income is being used to qualify, a copy of most recent income tax return
- If refinancing, the name address, telephone number, loan account number of the current mortgage holder in order to obtain a payoff statement.
- Present insurance carrier's name, agent's name, agent's telephone number, annual premium amount and anniversary date
- Drivers' license
If you are self-employed, we will also need the following:
- Copy of most recent year federal income tax return and accompanying schedules
- If incorporated, copy of most recent year “S-Corp” federal income tax return
- If a partnership is involved, a partnership federal income tax return may be required
- Year-to-date Profit and Loss Statement if the first quarter of the year has passed

Application Checklist
While every business opportunity is unique, you can speed the application process by providing the following information when you make your loan application:
Written Business Proposal or Plan. This plan should include the type of business, key industry trends, sales trends, number of employees and the requested loan terms, including available collateral. A cash flow projection is always helpful.
Business Financial Statements on an existing business should include a profit/loss statement and balance sheets for the last three fiscal years, as well as current interim statements. Tax returns for the same periods will further substantiate your financial results.
Accounts Receivable and Payable Agings
A Personal Financial Statement and tax return(s) will be required on any proprietorship, partnership or closely-held corporation.
